Answers to the questions we are asked most often. They are general guidance: for your specific case, a consultation with the Notary remains the best way to get certainty.
Online, in four steps: the office, the area, the day and the time. Your booking is confirmed instantly and you receive a summary email, with a link to cancel if you can no longer attend.
If you prefer to speak to someone, you can call the secretary's desk at either office.
Book onlineNo: the Notary receives clients by appointment, in both Olbia and Nuoro.
It depends on the deed. You will find the list by type of deed in the "Documents to bring" section of the home page and on the page of each area of practice; the firm will confirm it during your consultation anyway, so you have time to gather everything calmly.

Yes. The firm assists international clients at every stage, from the first consultation to the signing. When one of the parties does not know Italian, the deed is signed with the help of an interpreter, so that everyone fully understands its content.
The preliminary contract (contratto preliminare, or "compromesso") is the agreement by which seller and buyer commit to complete the sale on terms already set, usually with the payment of a deposit. The deed of sale (rogito) is the public deed before the Notary through which ownership actually passes to the buyer.
The preliminary contract is not mandatory, but it is widely used: it can be drafted or authenticated by the Notary and, in that case, registered in the property registers, which gives the buyer greater protection.
There is no single timeframe: it depends on the condition of the property, on how complete the documents are and, if there is a mortgage, on the bank's timing. With documents in order and no mortgage to cancel, the process is quicker; land-registry or planning irregularities that need to be regularised can lengthen it.
For this reason it is best to contact the firm before agreeing the date of the deed with the other party.
In a property purchase the notary is normally chosen by the buyer, and the costs of the deed are generally borne by the buyer, unless the parties agree otherwise.
The cost depends on the type of deed and its value, and includes the notary's fee, taxes and expenses. The firm can give you an estimate during the consultation, once it knows the details of the transaction: you can ask for one by booking a consultation online or by calling the office.
Book a consultationThe first-home benefits, which reduce the taxes on the purchase, depend on requirements concerning both the buyer and the property, and are declared in the deed. The firm checks them with you before the signing, to avoid surprises; the same goes for the conditions reserved for buyers under 36.
The two most common forms are these. A holographic will (testamento olografo) is written entirely by hand by the testator, dated and signed: it can be kept at home or deposited with a notary. A public will (testamento pubblico) is received by the Notary in the presence of witnesses, and the original is kept by the Notary.
In both cases a consultation is advisable, because unclear provisions can lead to disputes among the heirs.
You need to gather the certificates of the deceased (death, residence, family status) and the documents of the heirs: the list is in the "Documents to bring" section. The inheritance tax return must be filed within twelve months of the death.
The heirs may accept the inheritance or renounce it: the choice has important consequences, and it is worth discussing it with the Notary before deciding.
The Family areaYou need the deed of incorporation, received by the Notary, and the details of the shareholders, the registered office, the corporate purpose, the capital and who will manage the company. If the capital is not paid in cash, or a property is contributed, the documents required change: the list is in the "Documents to bring" section.
After the signing, the deed is filed with the Business Register.
The Corporate areaFrom the Request a deed copy page, without coming to the office. If you know the deed register number, enter it; if you do not, it is enough to give the date of the deed, even approximate, and the names of the people who signed it: the firm will find it in the archive and get back to you.
